How much does a tiny house cost?

How much is insurance for a tiny house?
Insurance on tiny houses are generally considered very affordable. Check with your local agent for a quote or contact us for the name of an agent we work with to get your homes insurance quoted from them.
What are the deposit and payment terms?
Tiny Houses of NH requires a $2500 non-refundable deposit to begin the design and quoting process for your tiny house. Once the design and quote are approved, we are ready to start the build. To get started, we require 25% down, 25% when the shell is complete, 25% when all the interior rough is completed and the house is ready for spray foam, 15% when the house is substantially complete and 10% when the house is complete and ready for delivery. These payment terms are subject to change based on the method of financing by the client.
How long does it take to build a tiny house?
Build times can vary based on size and finishes, but most of our homes are completed in approximately 12 weeks from the start of construction.
Can you build just the shell for me to finish myself?
Absolutely. We offer shell-only builds for clients who want to handle the interior finish work themselves.
How is the house fastened to the trailer?
We use trailers that are specially manufactured for tiny houses. The wall plates are bolted directly to the trailer using carriage bolts, and the wall studs are securely fastened to the plates using Simpson SP1 ties for structural integrity.
Are you licensed and insured?
While New Hampshire does not require licensing for home builders, our tiny houses are built to meet the 2021 International Residential Code with Appendix AQ for Tiny Houses. Each home is inspected by a NH Building Inspector and issued a Certificate of Occupancy upon completion. We carry full liability and workers’ compensation insurance as required by the state, and we are proud members in good standing of the Tiny Home Industry Association.
How big can you go?
Appendix AQ of the 2021 International Residential Code defines a tiny home as less than 400 sq. ft. not including the loft. Because Tiny Houses of NH builds all their homes as residential structures, there is some overlap with federal regulations which kick in at the 320 sq. ft. size. With this in mind, in most cases our houses would have a maximum size of 320 sq. ft. not including any loft area.
How far do you deliver?
We offer delivery anywhere in New Hampshire, and we can also coordinate delivery to other locations through contracted haulers.
How do I get one set up on my lot?
We recommend scheduling a site visit, where we can evaluate your location and provide an estimate for full installation. This includes the concrete pad, supports, anchors, and utility hookups.
Can I pick it up or move it myself?
Yes! Our 8-foot wide models meet DOT width and height regulations and can be moved without a special permit. 10-foot wide models require a simple oversize permit, which can be obtained online. You’ll need a tow vehicle rated for the weight of your specific home.
